Sunnyside Stables was established in 2008 and is a world class facility.

Vendor will consider selling equity shares in the equestrian operation.

Sunnyside Stables

Sunnyside Stables built in 2008, has 40 irrigated acres, with a steel constructed 100 X 210 heated indoor riding arena, 40 X 100 heated barn, 40 X 100 hay shed, two 20 X 210 leans, and 9 shelter paddocks. There is a 2520 square foot house, with legal rental suite, and attached 30 X 50 garage. Sunnyside stables also has CITY WATER, huge parking lot, 2 septic tanks, huge septic field, and 3 small pastures. Sunnyside will house over 60 horses.

Sunnyside Stables is user friendly facility and built right, located just 2 miles out of the Lethbridge city limits, just a five-minute drive to Lethbridge. Sunnyside Stables has been well maintained. The ground base for all buildings and parking lot is build up, for good drainage, draining all water away from buildings into fields. Established turn key boarding business sells with Sunnyside Stables, and the rental suite has long term renters.

100 X 210 heated Indoor riding arena has a thick clay base, packed, and laser leveled with 2 to 3 inches of washed sand on top. Foam spray insulation with fireguard sprayed over top, lines the arena walls. Arena also includes sound system and 2 viewing decks.  Lights are bright and energy efficient. A beautiful sky light runs the length of the arena. Air blowing heater in riding arena is great for drying horses in winter and keeps the arena at 10 above. It is the largest riding space in Lethbridge area.

Attached is a 100x40 heated barn lined with spray foam insulation and fireguard. Included in barn are 10-12x12 box stalls, all stalls have halter and blanket hooks, stall numbers, and feeding doors.  There are insulated doors that open into 20x30 runs with automatic water bowels. Heated barn also includes, 3 tack rooms, tack lockers storage, tack up area, laundry room, stallion corner, utility room, bathroom with shower, large wash rack, up stairs viewing room, with window looking out on the riding arena and barn.  All walls are lined with sign board-very tough and hard for horses to chew. There is a land line for phone in the barn.  

Attached on each side of riding arena are 2-210x20 leans each with 14- 12x12 stalls, with attached 20x 30 runs with automatic watering bowel and feeding tire. Every box stall has halter and blanket hooks and numbers. All walls are lined with tough sign board. The north lean has insulated doors that shut the horses in, or the doors can be latched open.

All paddocks, pens, and small pasture are fenced with steel panels.

The huge building has eves troughs that drain underground and run out to the road ditch and fields.

Attached 100x40 hay shed with electric fencer, and 2-inch hydrant. There is another hydrant on the west side. There are 2 septic tanks, one at the barn, and one at the house, which both feed into a huge septic field.

There are 9-120x60 turnout pens with 16x12 shelters and automatic watering bowels and feeding tires. Shelters are there to stay with 5 posts dug into the ground, lined with tough sign board. Also 8 12by12 shelters around the heated barn.

House-1380 square feet, 3 bedrooms, 2 bathrooms, both tub-shower combination, with a jet tub in the master bath, mudroom, living room, kitchen and eating area, large entrance, with new and modern western design. All appliances included: fridge with freezer, oven with stove top, microwave with fan for stovetop, dish washer, and clothes washer and dryer, and large freezer. There is a very large deck in front, with stall matt path to driveway and around house. Also, a fire pit area on east side of house. House has hot water on demand and air conditioning. There is a Land line phone in the house. Very good cell service, and very fast internet speed. House has a phone land line.

Rental suite -1140 square foot, 4 bedrooms, 2 bathrooms, both tub-shower combination, kitchen - all appliances included - all fridge, oven with stove top, microwave with fan for stovetop, and dish washer. Rental suite has air conditioning.  There is a Deck at front door and a second deck just outside the garage door entrance.

Attached 30x40 insulated garage with pump room, furnace room, and work bench. Stall matt path around garage. Garden area and a few fruit trees behind garage. Garden shed behind garage is built over the 7000-gallon cistern, with city water. Never freezes.

The huge parking lot is built up with a clay base, pit run and then gravel, build to stand up to any kind of traffic and never gets soft. Parking lot has tons of parking space for horse trailers, or RV’s. There is a huge Sunnyside Stables sign at the entrance gate and a welcome sign as you enter the barn yard. Very straight wood fencing surrounds the yard.

40 irrigated acres with wheel move, seeded to alfalfa/grass mix. No motor needed to pump water, because we have so much water pressure, savings on fuel. New motor on wheel move was installed last year. Irrigation water has been brought up to the yard for watering garden, lawn, and trees.

The entire yard is built up with a clay base and slopes so all water drains to fields. There is no flooding in the rainy season. The barns, arena, and hay shed have eaves troughs that run underground and drain into the fields.  Stall matt path from mud room in house to barn. Gravel road from parking lot to hayshed. Many pine trees and popular trees.

Huge Sunnyside stable sign and welcome sign and wood fencing add to the organized and neat look of Sunnyside Stables. Huge paved area in front of garage. Large paved area in front south side of barn. Large barn matts outside all other barn doors. Three small pastures around the house built with panel fencing, and one large pasture. Huge outdoor riding area. There are 25 energy efficient watering bowels with thermostats.

Sunnyside stables has a resident jumping trainer and barrel racing trainer, that would like to stay here when Sunnyside is sold for immediate income. The renters in the suite are long term.  Sunnyside Stables has income from suite rental, stall rental, boarders, and hay sales. Sunnyside has a monthly income of $10,000 per month, as of May 1st, 2019. Building projects for 2019 include 8 more shelters, and party room with deck on top of the barn. Lethbridge county plans on paving the road on the south side of Sunnyside stables.
