DESCRIPTION

Finishing hog operation with excellent contract in place.

Only half an hour South from Camrose, just North of Meeting Creek and one mile off pavement, you find this nice-looking farm on a total of 135 acres. It includes a recently renovated bungalow home, well maintained barns, a shop and a large detached garage. Total cultivated land is 80 acres +/- and the rest is in pasture. The pasture part is fenced.

The whole property shows pride of ownership, has a beautiful private location, a nice yard and great views!

The farm is currently used as a finishing hog farm. The two barns are connected. One is from 1996; 36’ x 160’ and has 38 stalls. The other one is from 2001; 44’ x 160’ and has 26 stalls. The metal roofs are re-done in the last 4 years and the larger barn has new metal walls done in the last 2 years. The cycle is 1500 to 1850 pigs depending on an all in all out or a flow system. Under the current contract it is 4500 pigs/year, so 3 cycles. With a flow system it is 5500 pigs/year.  

Forced air unit heaters in the barns. There is also an alarm system in place.

The 2001 barn has fully slatted concrete flooring and the 1996 has partially slatted concrete flooring. The inside of the barns is well maintained and kept up to date.  

There are 4 bins attached to the barns for a total of 60 tons feed storage.

2 Grain bins; 1 x 2000-bushel hopper and 1 x 2500-bushel on cement.

The shop is a converted barn and is 30’ x 70’ with 11’ high door and 9’ wide. All concrete floor. One half is insulated. The other half is cold storage.

Large back up generator, 4-5 years old, diesel, 60 kVA with automatic transfer switch.  

Manure: there are 2 lagoons which hold about one-year storage. Mostly pumped out in October/November and spread over the land and the neighbours also like to have it. For the manure they pull a plug inside the barns and gravity takes over to get it into the lagoons. 

A large 4-car detached garage; 26’ x 40’ with in-floor heating.

To finish it off there is a nicely totally renovated bungalow style home. 28’ x 40’. Build in 1983 but everything is re-done over the last 10 years. New vinyl siding, new asphalt shingles, new windows and the basement is fully finished.

The house has two bedrooms upstairs and two downstairs. One 3-piece bathroom upstairs which has a large shower. Another 2- piece bathroom upstairs. Downstairs is a 4-piece bathroom.

Laundry is downstairs.

Flooring upstairs is hardwood and ceramic tile. The bedrooms have carpet and in the basement is carpet and linoleum.

Water: there are 3 water wells on the property and a dug-out. All are tied in to the barn and the dug-out can be used for back up if ever needed.  The house has soft water but a system in between.

Septic is above ground pump out.

Taxes $ 1675.00/- per year.

Lease Revenue: There is a natural gas lease which brings $ 4386/year.

This is a good community to raise a family. Bashaw is about 20 minutes away and has a K 12 school as does New Norway.
